A good part of what we do isn't holidays at all. We house people placed by insurers while their home is repaired, contractors on hospital and infrastructure projects, families in a settlement gap, and people who've just arrived in the country and need somewhere real to land.

We lease properties from owners, developers and agents, fit them out at our own cost, and run them as serviced accommodation. You get a fixed rent every month whether it's occupied or not, a multi-year lease, and no management or letting fees at all.

Yes, for the same room on the same dates. Airbnb adds a guest service fee on top of the nightly rate; booking direct doesn't. The nightly rates here are the same ones we set on the platforms.
Your bedroom is yours and locks. The kitchen, lounge, laundry and the covered alfresco are shared with a small number of other guests, all vetted the same way. Room 2 has its own bathroom; the Master Room shares one. We ask everyone for quiet evenings and tidy common areas, and it works because we only take guests who are fine with that.
Yes. Every property has self check-in — a key safe at Sutherland, a smart lock at Caringbah — so arriving at 1am is no problem. You'll get the code the day before.
Yes, and it's a large part of what we do. Medium-term stays run on fixed written agreements of three months or more, with weekly rates and company invoicing available. See longer stays.
Full refund if you cancel more than 5 days before check-in — the same policy we run on Airbnb, so booking direct never costs you flexibility. Inside 5 days we'll still try to re-let the dates and refund what we recover. Detail on the booking terms page.
